I've Seen Clickbait Stating Denver Is Becoming The Worst Housing Market In 2026
The Denver metro median home price sits at $562,000 as of May 2026, and that plateau is exactly what a healthy, balanced real estate market looks like. Despite clickbait headlines calling Denver one of the worst housing markets in 2026, the data tells a different story. Denver home values have remained remarkably steady for the past three years, a sign of genuine market stability rather than the volatility we saw during the pandemic peak. A balanced Denver real estate market means buyers have more breathing room than they did in 2021 and 2022, while sellers can still feel confident in the value of their home. That's not a market in trouble, that's a market that has found its footing. If you're a Denver home buyer or seller trying to understand what this means for your goals right now, I'm always happy to talk through it.
Denver's active home listings have climbed back to around 21,000 in 2026, and that's genuinely good news for the Denver real estate market. After hitting a historic low of just 6,000 active listings in early 2022, Denver MLS inventory has been steadily recovering for three years. More homes available means Denver home buyers finally have real choices again, room to compare, time to think, and space to negotiate. And for Denver home sellers, rising inventory signals a market healthy enough to support demand, not one in retreat. We're not back to the oversupply levels of 2010 and 2011, which kept values suppressed for years. We're in a middle ground, a more balanced Denver housing market where both buyers and sellers can move with confidence. If you've been waiting on the sidelines wondering if now is the right time to buy or sell a home in Denver, this is the kind of data worth paying attention to.

Denver's closed listings are sitting around 63,000 transactions in 2026, and context is everything here. Yes, that's lower than the pandemic peak of nearly 91,000 closings in 2022, but it's right in line with the healthy, steady activity Denver real estate sustained throughout the pre-pandemic years of 2015 through 2019. That peak was the anomaly. This is the norm. The Denver housing market has processed tens of thousands of successful home sales every single year for over a decade, and 2026 is no different. Homes are still selling. Buyers are still buying. The fundamentals that make Denver one of Colorado's strongest real estate markets, a diverse economy, population growth, and desirable quality of life, haven't changed. For Denver home buyers, a market operating at this pace means less frenzy and more opportunity. For Denver home sellers, it means real, qualified buyers are actively closing on homes right now.

Denver homes are spending a median of just 32 days on the market in 2026, and that number tells a story worth celebrating. To put it in perspective, Denver home sellers waited an average of 60+ days for a buyer back in 2009, and over 67 days at the peak of the post-recession slowdown in 2011. Today's Denver real estate market moves at less than half that pace. While days on market have normalized from the historic lows of 5–7 days seen during the 2021-2022 frenzy, a pace so fast it left buyers exhausted and sellers overwhelmed, 32 days represents something better: a healthy, functioning Denver housing market where serious buyers are making thoughtful, confident decisions and well-priced homes are still selling quickly. For Denver home sellers, this means your home isn't sitting. For Denver home buyers, it means you have just enough time to make a smart move without the panic. That middle ground is exactly where a strong real estate market should be.

WHAT ANDREA'S CLIENTS THINK
"We were referred to Andrea by another real estate agent. She was professional, resourceful, and a great listener. She made herself available with our limited schedule and showed us the houses over several months. She was always thorough in her investigation into the homes we liked. She explained the market conditions to us, and made suggestions accordingly. We always felt that she was truly trying to find the right match for us and was available to answer questions and concerns along the way. Her knowledge and experience sets her above the rest, as well as her compassion and empathy
of understanding her clients' needs.
She listens and cares, and the results prove that. We highly recommend Andrea Osmond, and will utilize her services in the future."
"Early on in the process, it was apparent to me that Andrea was absolutely a proficient real estate agent. She demonstrated masterful knowledge of all the components of real estate that can become frustrating or even confusing (to me) when too many of them are occurring simultaneously, which definitely happened. Nevertheless, she navigated all of the obstacles gracefully, communicated with us constantly, and it was clear she had our best interests as her main goal. She worked late/odd hours negotiating for us, and the end result was/is fantastic. 100% recommend using her as your real estate agent."
"Andrea is self driven and loves her job. She offers up more than one scenario when it comes to selling and buying. Knowledgeable about the local market and gets you connected with an equally fabulous lender. The sale video she did on our home, and others I’ve seen, are very well put together and professional. No half-baked hastily put together advertising from Andrea. She takes great pride in her work and it shows!"
